Through individual counseling services by committed, certified counselors and ongoing advocacy programs, we are building a better community by creating neighborhood stability; expanding the tax base; stimulating the economy; reducing mortgage defaults; and helping promote the wise use of credit.


HUD Approved First-Time Homebuyer Online Course

Are you pre-approved for a home loan? Have you put a contract on a property and ready to seal the deal? Did your lender tell you to take a home buyer class to move forward? If you answered yes to any of these questions, our online homebuyers education program is for you!

Your Certificate

***You will not be able to print your First Time Home Buyer Certificate. Your certificate will be released once you have completed your one-on-one session with our YWCA Homeownership Counselor to complete the process.

About the Course

Course fee is $120.00 (non refundable). Please reach out to empower@ywcade.org or call 302-224-4060 for possible discount codes. The course is available in English and Spanish and covers the following topics:

  • Investment Timing
  • Spending Limit
  • Money Management
  • Credit Score
  • Finding a Loan

Steps to obtain your First Time Home Buyer Certificate

  1. Complete online course
  2. Contact YWCA to schedule your one-on-one session
  3. Receive and complete our intake packet and submit all necessary loan and financial documents
  4. After course completion you will need to schedule your housing counseling session with a YWCA housing counselor. To do this call 302-224-4060 x 200 or email empower@ywcade.org.

***Please verify with your lender if you are applying for down payment or settlement assistance. Be advised New Castle County Down Payment Settlement Funds (NCC DPS) need to be submitted 15 days prior to closing (Please allow sufficient time before your counseling session.)
