Foreclosure Prevention
If you are behind in your mortgage payments and need help navigating your way back on track, we are here to help. We understand that anything can cause you to experience a loss of income, such as job loss, illness, death, etc. We offer several options to help you get back on your feet and save your home from foreclosure. Download our intake packet, complete the required paperwork and submit all of your documents to our Intake Specialist to receive expert advice and assistance from a housing counselor. No incomplete packets will be accepted, so please refer to the included checklist.

Career Development and Entrepreneur Support
Our Wo(men) Achieving New Directions (WAND) program provide 21st Century job search and skills training to those with barriers to employment, including, individuals seeking to navigate the job market, identify transferable skills and re-brand themselves for new and current employment opportunities. WAND also offers strategies to emerging business owners who need “hands on” technical support and tools to position their business for success and sustainability.

As part of our ongoing efforts to enhance our services and manage our resources effectively, we are announcing a few important updates to our homeownership counseling services and the introduction of exciting new programs from the Delaware State Housing Authority (DSHA).
Our Services
Prepurchase Counseling
Please be advised that we are Prepurchase Counseling services are currently paused. This temporary pause will allow us to enhance our programs and bring you more comprehensive support in your homeownership journey. We appreciate your patience during this time and look forward to resuming these vital services in the near future.
DEMRP Program Update
The Delaware Emergency Mortgage Assistance Program (DEMRP) is currently at capacity and will not be accepting new clients at this time. We understand the importance of this program to many of our clients and are working diligently to reopen applications as soon as possible. We encourage those in need of assistance to explore other resources available through our website and reach out to our team for guidance.

Tailored for first-time homebuyers, defined as individuals who have not owned a primary residence in the past three years. Learn more

Provides 3% of the final first mortgage loan amount to assist with down payment and closing costs. Learn more

Offers $12,000 in assistance for homes with a sales price of $285,000 or less, in the form of a second mortgage loan forgiven incrementally over 10 years. Learn more

Grants $10,000 in assistance for eligible occupations, with similar forgiveness terms as the Home Sweet Home program. Learn more
